187 Year Old Church Gets Renovation Following Water Damage...

Kennebunkport, Maine’s South Congregational Church received a long overdue renovation recently, following water damage that was discovered in the structure’s 135 foot steeple.  The 187 year old structure began to show visible signs of water damage last year, with leaks and water stains appearing in the church’s main entrance.

Subsequent inspection of the damaged areas revealed considerable damage to the bell platform located within the steeple, but once restoration crews began working on the problem, they quickly discovered that the water damage was far more extensive than they first determined. 

Water had also damaged many of the decorative tops along the steeple columns, as well as the hidden hatches at the mast level that secure the weathervane.  Water had also compromised the integrity of the upper roof and four of the eight support columns.  The cost of the repair project rapidly ballooned from a conservative $40,000 to a jaw dropping $150,000, far more than the church’s regular operating budget could absorb.

The church put out the need among its members, who responded promptly by providing the needed funds for a complete steeple renovation.  Community members also made donations to the project, namely because the church is such a historical structure.

Unfortunately, the weathervane, which was an original piece installed in 1836, had suffered considerable deterioration, and once it was taken down the decision was made to simply replace it rather than try to restore it.  The vane had rotted to the point where any repair work was unlikely.

A replacement weathervane was made using similar materials and built from the same drawings and plans that were used in the original construction. 

The renovation was completed last week when the new weathervane was installed atop the steeple.  The final construction step was witnessed by a crowd of onlookers consisting of church members and others from the community.

Handling Water Damaged Valuables...

In any case of water damage, it is most important to make sure that you and your family are safe.  Possessions may be valuable to you, but none of them are worth risking your life over.

There are various ways to treat your valuables.  Here are a few tips for some of the more precarious cases.
Photographs should be removed from their frames and rinsed with cool, clean water.  Do not touch, rub, or blot the surfaces.  Use clips to hang them up and air dry them, keeping them from coming in contact with each other.

Paintings should be removed from their frames and hung up in a safe and dry location.  They should not be separated from their stretchers, however.  Keep them horizontal, paint side up, avoiding exposure to direct sunlight.

Books are trickier, but can still be salvaged if handled correctly.  Hold the book closed to rinse it off, then open to a 90 degree angle to allow to dry.

That is, unless you’re Kim Stevens, owner of Mostly Comics in Ontario, Canada.  Instead of wheeling and dealing in superhero memorabilia, he’s down in his store room, trying to turn back and repair the damage to his store caused by a broken water main which flooded the street as well as local businesses.  Stevens says the water poured into his shop and ended up settling in the basement, where much of his inventory is stored.
He estimates more than 200,000 comics were either damaged or destroyed as a result of the water, comics that could have brought in some serious cash had they remained in mint condition. 

There is no known cause for the failure of the water main, but city engineers say it was an older construct and may have simply weakened to the point that it couldn’t handle the pressure any more.  Furthering the problem was the fact that the flooding caused area sewers to back up, making an already bad problem even worse. 

The city administrator has told businesses affected by the flooding that they may file a claim with the city’s legal department.  Kim Stevens has done so, as well as filing through his own insurance, even though the maximum payout will still fall far short of his losses.

Comics can range in price from 10 cents to $5 or more per issue, to say nothing of higher-end graphic novels and other collectibles, he said.  "If you even just say $1 per comic, I'm looking at 250,000 comics (damaged)," said Stevens, who will be holding a water damage sale June 25.

Defying Gravity - Ceiling Water Damage...

When we talk about water damage, all too often we think of it in terms of flooring or carpets or basement flooding.  Why, because water flows downhill, and typically the lowest points in any home or business are going to be ground zero for any damage that may be done.

But what about ceilings?  If you have a two or three story home, those ceilings are also part of a floor, namely the one above it.  If you have a burst pipe in your second story bathroom, you may become so preoccupied with repairing the damage to the second floor flooring that you forget about what might be happening to the first floor ceiling.  Still with me?

Water always flows downward, following the path of least resistance.  From upper floors, the water will look for a way to get beneath the flooring and go to work on the ceiling and drywall of the level below.  Ceiling material soaks up water and usually starts to sag, and if enough water is involved, the ceiling could collapse.  If water remains inside your ceiling and is not properly treated, you may end up with considerable mold damage. 

Of course with any case of mold damage, you need to locate the source of the water and shut it off.  This prevents any more water from entering your home and also from additional damage being done.

All excess water will have to be removed from the area.  This is usually done through use of a wet-dry vac or gas powered submersible pump.  Which one you use depends, of course, on the depth and severity of the spill.

The area between a ceiling and the floor above it is going to be dark and warm….once you throw moist into the equation, the stage is set for mold to develop.  This is why you need to get rid of the water and dry everything up as fast as you can.  Once mold gets into the interior passages of your home, it becomes all but impossible to remove.  Homes and businesses have been condemned because of out of control mold growth.  Don’t let your home join the ranks of the more unfortunate.
