Dock Of The Bay....


California is known for, among other things, its earthquakes.  It is also known for the scenic beauty of areas such as San Francisco and Napa Valley.  However, those two elements may be headed for an unpleasant meeting, as a recent study predicts that well over half of the Bay area homes are at risk for catastrophic damage from the next strong quake to strike the area.

The Golden Gate Chapter of the American Society of Home Inspectors (ASHI) discovered that just over half of the water heaters in Bay area homes were not adequately strapped down.  This is a hazard that is all too often overlooked, but may result in serious structural damage and potential loss of life.

A spokesperson for ASHI says that "Most Bay Area homeowners have not taken the simple and inexpensive steps needed to protect their homes and neighborhoods from needless disaster. That's why the home inspectors with Golden Gate ASHI have produced and released an instructional video. We strongly encourage Bay Area residents to view it, and inspect their own water heaters for strapping deficiencies."

The most common problem, which was discovered in 38% of installations inspected, was the presence of too much space between the water tank and adjacent walls.  This space would allow the water heater to rock back and forth during an earthquake, and may result in the failure of the straps, allowing the tank to fall.  
Overturned tanks can cause serious water damage, and may even be a fire hazard if the gas connection is damaged.

Testing for the problem is easy…..just grasp the top of the tank and give it a push.  If the tank moves at all, it is not properly braced.  Tighten the straps as needed to prevent the tank from moving.
